A Georgian resort and working harbour where the esplanade's concealed parapet gutters are the local risk, with the Granby estate behind town.

The esplanade is a single engineering problem repeated

The long unbroken Georgian esplanade of rendered terraces with parapets and bow fronts is the defining commercial building stock in this town, and most of it is now hotels, guest houses, flats and offices. Its construction carries one specific and well-understood risk: slate roofs sitting behind parapets, draining into concealed gutters that have nowhere to overflow except inward.

When one of those gutters blocks or its lining fails, water goes into the roof structure and the wall head rather than down the front of the building. From the promenade everything looks perfect. Inside, a ceiling on the top floor starts to stain and nobody can work out where it is coming from.

Because the terraces are continuous, the gutters frequently run across ownership boundaries, so a blockage in one property discharges into its neighbour. That is the argument nobody wants to have, and a dated record of the whole run is the cheapest way to avoid having it.

Full Channel exposure

The town is fully open to the Channel with salt and gale exposure along the entire front. Render crazes and blows, ironwork corrodes and stains down elevations, lead flashings work loose, and anything on a parapet takes wind loading directly.

The mansard and flat roof sections on the esplanade terraces sit right at the top of that exposure, and their coverings are typically the most recently replaced and the least well documented part of the building. Where a mansard has been recovered without the parapet detail being addressed, the failure is only a matter of time.

Behind the front, the streets shelter each other progressively, so a building two rows back really does have an easier life than one on the esplanade. That is worth knowing when a portfolio spans both.

Harbour, Granby and the working town

Away from the seafront the commercial stock is more ordinary. The Granby industrial estate carries the town's manufacturing and distribution units, and the harbour and Portland approaches add marine and port structures with the corrosion profile that goes with permanent salt exposure.

One visit can cover a seafront building and an estate unit, and the contrast between the two in a single report is usually the clearest possible illustration of why exposure should drive a maintenance interval rather than building age.

Portland and the harbour approaches add a further category of commercial property with its own weather problem: stone-built and industrial structures in the most exposed position on the Dorset coast, where salt, wind and driving rain arrive together and rarely stop for long. Buildings there age at a rate that surprises owners used to inland property, and the sensible interval is annual. Recording the harbour stock at the same visit as a town centre building gives an owner the two ends of that range in one document.
