The hardest roofs to see in the county

Torquay's commercial estate is largely hotels, converted villas and leisure buildings, and their roofscapes are properly complicated: Italianate villas with rendered elevations, tall stacks, turrets and dormers, mansards added to gain a floor, and lead-lined parapet gutters running behind decorative frontages. Almost every street has a gradient and many properties sit on terraced or retained plots, so there is often nowhere sensible to stand a tower even if you wanted one.

The result is that a great deal of this stock has never been properly seen. A surveyor can inspect what is reachable and reason about the rest. From the air the whole thing is recordable in an afternoon: every valley, every parapet gutter, every flat roof over a rear extension, the state of every stack.

For a hotel operator that is a different kind of document to a condition survey. It is a picture of where the water is going to come in next, which is a maintenance planning question rather than a valuation one, and it can be handed straight to a roofer without a second visit to work out what needs pricing.

Parapet gutters fail inward

This is the local risk and it is worth being blunt about it. A parapet or valley gutter behind a decorative frontage has nowhere to overflow except into the building. When the outlet blocks or the lead splits, the water does not run down the outside of the wall where somebody would notice it. It goes into the roof structure, and the first sign is a stain on a ceiling in a room somebody is paying to sleep in.

Those gutters also sit at exactly the point where nobody looks. They are invisible from the street by design, they are awkward and slightly dangerous to walk, and on a working hotel there is rarely a convenient week to find out.

An aerial record covers the whole run of them in one pass, and on a repeated visit shows whether the debris load is getting worse. That is the difference between clearing a gutter and replacing a ceiling.

Salt, easterlies and the season

The bay shelters the town from the prevailing south-westerly, which is why it grew as a resort, but easterly weather comes straight in and salt reaches the whole seafront. Rendered elevations craze and blow, ironwork stains down the render, and lead and zinc details on the older buildings work loose at the fixings.

Timing matters for the leisure stock specifically. Recording in the shoulder season, once the summer trade eases and before the winter storms, gives an operator a costed list while there is still time to book work in the quiet months.
