Wellington's commercial stock has two poles. Chelston Business Park and the ground near junction 26 carry modern distribution and light industrial units, straightforward in construction and generous in yard space. The Tonedale mill complex and the surviving woollen industry buildings are something else entirely: very large spans, multiple ranges, north light roofing, and a history of partial repair, partial conversion and partial disuse.

Buildings of that type are difficult to inspect by any conventional means. The roof area is enormous, the internal valleys are numerous, sections are in different states of repair and occupation, and there is rarely a single person who knows the whole thing.

An aerial pass produces something a mill complex almost never has: a single set of images of the entire roofscape taken on one day. For anybody planning phased works or assessing a conversion, that whole-site view is worth more than a detailed inspection of one range.

The escarpment accelerates the wind

The Blackdown escarpment sits immediately south of the town, and it produces marked wind acceleration over the town in south-westerly weather. The higher streets feel it considerably more than the valley floor does, which means two buildings a few hundred metres apart can experience meaningfully different loading.

For a large-span roof that difference is not academic. It shows up in fixings, in edge details and in whether a verge trim stays where it was put. On the mill ranges, where roofing has been repaired piecemeal over a century, the weakest section is usually the one that has been repaired most recently and least carefully.

The elevated sites are the ones to inspect more often. A schedule that treats every building in the town as equally exposed will be wrong about half of them.

Baseline records before conversion works

Where a historic industrial building is being brought back into use, a dated photographic record before anything starts is worth having for reasons that have nothing to do with maintenance. It establishes the condition at the point works began, which matters when a dispute about damage arrives eighteen months later.

That is the pre-works record service rather than an inspection, but on a site like this it is often the same visit, and the same set of images serves both purposes.

The town's schools, community buildings and the older civic stock make up a meaningful share of the roof area here, and they share the same problem as the mill ranges: multiple phases of construction, each with its own covering, joined at details nobody designed. Where a 1960s flat roof meets a Victorian pitched range meets a 1990s extension, the two junctions between them are almost always the first place water gets in. A whole-site aerial record shows every one of those junctions in a single set of images.
