The busiest industrial ground on the Somerset list

Bridgwater carries serious industrial floor area: Express Park, Huntworth, the Bristol Road and Colley Lane ground, and the distribution stock that comes with a junction on the M5 and a port history. Profiled metal and single-ply dominate, spans are large, and a good proportion of the newer building went up during the Hinkley Point construction period.

Newer buildings are not a reason to skip an inspection, they are a reason to establish a baseline. A roof recorded at three or four years old, while everything is still sound, gives every later visit something to compare against, and it captures the as-built condition before a decade of plant additions and tenant alterations have happened to it.

The older stock around the docks and the Parrett is the opposite case: adapted repeatedly, mixed coverings, and a genuine spread of materials including cement sheeting on the surviving ranges.

Flat, open and wet from below as well as above

The town sits very low on the edge of the Somerset Levels with the Bristol Channel a short distance north-west, so wind comes across the Levels unbroken. There is nothing between an incoming storm and a warehouse roof for miles.

That produces the classic exposed-site failure pattern: uplift at perimeters, damage to ridge and eaves detail, and ballast movement on any loose-laid flat roof. It also drives rain sideways into details, particularly on the western elevations.

The ground itself is wet and low, which matters in a way it does not elsewhere. Damp reaches buildings from below as well as above, ground conditions can be soft for heavy access equipment, and the water table means anything relying on a soakaway behaves differently here than it would on higher ground.

Working around a live logistics operation

These are working distribution sites with vehicle movements all day. The inspection has to fit around that rather than the other way round, which in practice means a take off area in a corner of the yard, a defined window, and a route that keeps the aircraft clear of the loading apron while it is in use.

Where a site runs a permit to work system or an induction, that gets completed before the visit. Nobody should be doing a site induction at the point where a two hour weather window has already started.

The docks and the older buildings along the Parrett add a category that the modern estates do not have: waterside industrial structures with a mix of brick, metal and cement sheeting, in a position that combines salt-bearing air off the Bristol Channel with the damp of the Levels. Corrosion runs faster there than on the inland estates and the buildings are usually older to begin with, so the same inspection interval applied across a town-wide portfolio will be too slow for the waterside stock and about right for everything else.
